Champion Real Estate Expands its USC Portfolio

Champion Real Estate Company is actively increasing its student housing options near USC. The company's portfolio includes Victory on 30th Street and Victory House East, offering students opportunities to live in luxury off-campus housing. This expansion continues with the recent acquisition of two properties along Greek Row, slated for upgrades and rebranding under the Victory Student Housing name.

These properties are located on Portland Street and West 28th Street. The Portland Street property, spanning 6,400 square feet, features 14 bedrooms and six bathrooms. The West 28th Street property is significantly larger, encompassing 15,000 square feet with 34 bedrooms and 19 bathrooms.

Garrett Champion, Senior Vice President of Champion Real Estate, stated that these houses on West 28th and Portland will be fully furnished, offering "bring your bag and move in" operations, similar to other Victory properties. Renovations are scheduled to take place throughout the 2023-2024 school year, with the properties expected to be available for leasing by Fall 2024.

"One of them is on Greek Row on West 28th Street, and then the other is just off of Greek Row, which is really the social center of USC," Champion said, highlighting the prime locations of these properties. The Portland and West 28th properties represent the seventh and eighth additions to Champion Real Estate’s growing portfolio of student housing near USC.

The Rise of Luxury Student Housing

USC is among many universities across the nation experiencing the growth of private student housing developments. Luxury student housing has become a multibillion-dollar industry. According to The Hechinger Report, an estimated $2.5 billion was raised for student housing projects in 2018, accounting for a total of $138 billion raised for all types of real estate that year.

Heritage Student Housing

Heritage Student Housing offers a collection of student-focused apartments and homes designed to fit different lifestyles, budgets, and group sizes, all within close proximity to USC. From modern apartment communities to social houses on Greek Row, Heritage provides options for private or shared bedrooms across one- to seven-bedroom floor plans. These options include modern student apartments with skyline rooftop views and a walk-to-campus location near USC Village, as well as a Greek Row community designed for social living with shared spaces.

Challenges and Changes in Greek Row

The expansion of general student housing near USC also coincides with notable changes within the university's Greek system. Kappa Alpha Order is one of the six IFC chapters that recently disaffiliated from the University, a move that was denounced by the University. In an Instagram statement, the University expressed disappointment over the organizations’ aim to seemingly “eliminate university oversight” and resist important procedures and protocols put in place to address issues of sexual assault, drug abuse, mental health and underage drinking. Gamma Epsilon lost its recognition as an organization in 2017 due to hazing and health and safety violations of the University conduct code.

Victory Beyond USC

Victory's approach to student living extends beyond USC. The Victory at Syracuse properties offer residents convenience by being within walking distance of Marshall St and all of SU’s primary facilities. Similarly, the Victory at MSU properties, within a half-mile from campus, provide residents with ultimate convenience by being within walking distance of East Lansing’s entertainment district and MSU’s primary facilities. Victory on Paseo offers luxury student housing near SDSU. Victory Villages (formerly Villages at Wake Forest) provides cottage homes with privacy and space.
