Navigating Off-Campus Living at UCF: A Comprehensive Guide

For students attending the University of Central Florida (UCF), living off-campus can be an attractive option. This guide provides a comprehensive overview of resources and options available to UCF students seeking off-campus housing and transportation solutions.

Finding Off-Campus Housing

UCF Student Neighborhood Relations (SNR)

The Student Neighborhood Relations (SNR) at UCF serves as a vital resource for students navigating the off-campus housing market. SNR provides students with the tools, guides, and research necessary to find suitable housing, understand their rights as tenants, and confidently navigate lease agreements. SNR also partners with other UCF departments to ensure students receive comprehensive support throughout the process. Additionally, SNR serves as a resource for local property owners looking to list rental opportunities for UCF students or address neighborhood matters impacting them.

Off-Campus Partners Website

UCF's Off-Campus Partners website offers a searchable database of rental listings, including apartments, houses, and sublets. The site also provides tools to connect with potential roommates. It is important to note that while this site connects students and property owners, UCF and Off-Campus Partners do not guarantee the completeness or safety of the listings, and listings are not endorsed by UCF. Property owners are responsible for the accuracy of their listings.

American Campus Communities (ACC)

American Campus Communities (ACC) has been a leading provider of academically oriented student communities since 1993. ACC properties often offer fully furnished units at no extra fee, eliminating the need for a moving truck. ACC staff is trained in peer-to-peer mental wellness support and offer programs in partnership with the Hi, How Are You Project. ACC offers an individual lease which provides each resident with their own separate lease agreement and responsibility for only his/her rental installments and applicable utility and parking charges. Nearly all ACC properties offer fully furnished units at no extra fee.

Roommate Matching Programs

Several options exist for students seeking roommates. UCF's Off-Campus Partners website provides tools to connect with potential roommates. ACC utilizes RoomSync, a roommate matching app, allowing students to create personal profiles, search, filter, chat, and match with other residents. Students can specify preferences such as major, sleep schedule, or interests to find compatible roommates.

Lease Agreements and Financial Responsibility

Understanding the terms of a lease agreement is crucial. With ACC, an individual lease ensures that each resident is only responsible for their own rental installments and applicable utility and parking charges. The typical lease term is approximately 11.5 months, coinciding with the university’s academic calendar. The total rent amount for the contracted occupancy period is usually divided into 12 equal installments due August 1 - July 1.

Rent Payments

To avoid late fees, consider setting up recurring payments through the Resident Portal. Credit cards, debit cards, and ACH payments are typically accepted online.

Landlord Legal Liability Insurance

Many communities require residents to obtain a minimum coverage of $100,000 in Landlord Legal Liability insurance. Options for complying with this requirement may include automatically enrolling in a master liability program offered by LeaseTrack.

Transportation Options

UCF offers a variety of transportation options for students, both on and off-campus.

UCF Shuttles

UCF operates several shuttle routes for convenient on-campus and off-campus transportation. Shuttles run only when classes are in session and do not operate during campus closures or holidays. Fifteen daily express shuttles run between the main campus (between Garage A and Garage I) and UCF Downtown, operating Monday-Thursday from 6:30 am to 10:30 pm and Friday until 8:30 pm (except holidays/closures). These shuttles are open to students and employees with a valid UCF ID. There are also 10 off-campus routes serving 23 apartment complexes and the Central Florida Research Park, stopping only at designated locations. Riders must show a valid UCF ID before boarding. Main campus stops include Academic Village (near RWC), Nike/Neptune (Libra Garage loop), Towers (Addition Financial Arena), Greek Park, and Lake Claire (Lot H5). Shuttles run every 45 minutes from 10 am to 8 pm between campus stops and Publix at University Palms Shopping Center.
