The University of Central Florida (UCF) provides a variety of on-campus housing choices designed to meet the diverse needs of its student population. From traditional suite-style accommodations to apartment-style living, UCF Housing aims to offer secure, convenient, and inclusive residential experiences. This article explores the various housing options available, agreement types, and the processes involved in securing on-campus housing.

Overview of UCF Housing

UCF Housing offers a range of communities with distinct features and agreement lengths. All UCF Housing communities come with the security and convenience of 24-hour staff support, furnished rooms, all utilities included, high-speed Wi-Fi, individual agreements, and unbeatable locations. These options include traditional residence halls, suite-style living, and apartment-style complexes. Each community is designed to foster a supportive environment where students can live, learn, and grow.

Types of Housing Agreements

UCF offers different housing agreements to suit varying academic and personal needs. The primary agreement types include Academic, Annual, and Rosen agreements.

Academic Agreement

The Academic Agreement covers two semesters, specifically the Fall and Spring semesters. This option is primarily available for first-year students. Residents under this agreement are required to vacate their rooms during winter break between semesters.

Annual Agreement

The Annual Agreement spans three semesters: Fall, Spring, and the following Summer. This agreement is available to both first-year students and upperclassmen. A significant advantage of the Annual Agreement is that residents can remain in their rooms over semester breaks, providing a consistent living arrangement throughout the academic year.

Rosen Agreement

Unique among the agreement types, the Rosen agreement includes Fall and Spring semesters, with the option to add the following Summer. This hybrid agreement is available at the Rosen College Apartments, which feature apartment-style rooms complete with full kitchens and living rooms, as well as a private community pool. This option is available for both first-year students and upperclassmen. Residents living in Rosen do not have to vacate their space during winter break.

Specific Housing Communities

While UCF offers a variety of housing communities, some notable options include Libra and Apollo, which are centrally located on campus. The Rosen College Apartments stand out with their apartment-style amenities, including full kitchens and living rooms.

Eligibility and Availability

Eligibility for UCF Housing depends on a student's classification and the semesters for which they are seeking housing. However, eligibility does not guarantee availability, as housing types vary each year. Students participating in the UCF Online degree program are generally not eligible for UCF Housing. First-year students are given preference for housing on the Orlando main campus.

Application Process

The application process for UCF Housing involves several key steps, including applying, submitting a prepayment, and potentially participating in a lottery system.

Lottery System

For certain housing options like Towers at Knights Plaza and NorthView, applications operate on a lottery system for returning residents, upperclassmen, and off-campus students. To be considered, applicants must apply and submit their prepayment during the lottery window.

First-Come, First-Served

In contrast to the lottery system, Rosen housing applications are processed on a first-come, first-served basis. This means that the earlier an application is submitted, the higher the chance of securing housing in the Rosen College Apartments.

Important Dates

The random selection lottery process for the 2026-2027 academic year took place from January 13, 2026 - January 23, 2026. Current residents who applied for Summer C 2026 and Fall 2026 by Tuesday March 24, 2026, were automatically booked into their same room for those agreements so that they do not have to move out. Any current resident not applying by March 24, 2026, may not be able to retain their same room and will have to move out and back in between semesters. Applications for returning residents interested in living in the Rosen College Apartments for 2026-2027 opened in early January, independent of the lottery process.

Waitlist

Students who were not offered a space through the initial drawing are placed in a waitlist pool. The waitlist pool is not ranked, and students may remain in the pool for spaces that may become available at a later date. Remaining in the waitlist pool does not guarantee space, and students are encouraged to seek out off-campus housing options.

Roommate Matching

UCF Housing offers a Roommate Matching service to help students find compatible roommates. This service allows students to create profiles, search for potential matches, and communicate with each other before making a decision. Students are assigned a screen name based upon their last name only. Students are able to write a short description of themselves for potential matches to see. Additionally, there is a message function on the Housing Portal so they may screen potential matches before selecting them.

Open Housing

UCF Housing and Residence Life offers an Open Housing option to students of all classifications and in all housing agreement types. Open Housing allows students to reside together in the same room, suite, or apartment, regardless of sex. When students complete a housing application, they will be given the opportunity to opt in to Open Housing. Students who do not opt in to Open Housing will roommate match and room select with students who have the same sex listed on their myUCF. Students opting in to Open Housing will only be able to roommate match with other students of the same housing agreement type who have opted in to Open Housing. Students will not be automatically placed in an Open Housing suite/apartment unless they have indicated on their agreement that they would be comfortable living in Open Housing. Students must be able to fill all spaces in the suite/apartment with other students who have requested Open Housing during room selection. Open Housing is the students’ decision and will never not be forced upon an individual. Vacancies in suites and apartments will be filled by another individual opting in to Open Housing if possible. UCF DHRL may initiate consolidation procedures to prevent spaces in Open Housing from being left vacant. UCF DHRL encourages students to discuss this program with their parents/guardians before selecting Open Housing. This program is not designed for use by romantic couples. Requesting Open Housing does not guarantee a specific room type or building. Students who opted in to Open Housing may choose to opt out of Open Housing during the timeframe that Roommate Matching is available to them in the Housing Portal.

Roommate Groups

Fall roommate groups may range from two to six individuals, depending on agreement type. Every roommate group has a leader. This role is assigned in the housing portal and can be passed to any member of the group (we suggest choosing the group member with the earliest appointment time).

Room Selection

The room selection process typically occurs online from May through July. Appointment times are determined based on when the housing application was completed, with rooms available on a first-applied, first-served basis. Students may participate in room selection as an individual or as a roommate group.

Living Learning Communities (LLCs)

After applying for housing, students looking for a more focused housing experience can choose to be part of a Living Learning Community- a group of students placed together based on a common interest or academic program. LLCs may be selected in fall semesters only. Students with approved LLC designations will only be able to select rooms within the designated floors for their LLC. Roommate group members must also be approved for the same LLC.

Housing Accommodations for Students with Disabilities

UCF provides reasonable housing accommodations for students with disabilities and offers two options once an accommodation is approved by Student Accessibility Services (SAS). Students may either have DHRL Staff assign them to a space that best meets their accommodation-prior to room selection and at the base rate for their Housing Agreement Type-or use the priority room selection process to choose their own space early, potentially with preferred roommates. Those who select housing beyond their approved accommodation will pay the corresponding rate for that room type. Accommodations requests are determined by Student Accessibility Services in connection with Housing and Residence Life. Assistance animals require approval and documentation of need. Pets are not permitted at UCF or in student housing accommodations, except as authorized by the University. Under the ADA, a service animal is defined as a dog that has been individually trained to do work or perform tasks for the benefit of an individual with a disability. The task(s) performed by the animal must be directly related to the person’s disability. Under the Fair Housing Act, an ESA is an animal that an individual with a disability utilizes in the housing environment solely for emotional support, well-being, or comfort, such as alleviating or mitigating one or more identified symptoms or effects of a person’s disability. Emotional support animal accommodations requests are determined by Student Accessibility Services in connection with Housing and Residence Life. Please keep in mind that registration of the animal with any national organization is not necessary and will not suffice for appropriate documentation or circumvent the DHRL emotional support animal process.

Off-Campus Housing Options

Recognizing that on-campus housing is limited, particularly for upperclassmen, UCF encourages students to explore off-campus housing options.

Resources for Off-Campus Housing

The Office of Student Neighborhood Relations provides resources and guidance to students looking for off-campus housing. This office offers support and information to help students make informed decisions about their living arrangements.

Affiliated Properties

UCF has three affiliated off-campus apartment complexes. These affiliated properties are independently managed facilities that cater to the needs of college students.

The Station at Alafaya

The Station at Alafaya offers a wide range of apartment features and amenities that help promote both academics and socialization so students can have a full college experience. The clubhouse includes a high-tech computer lab, library, and group study rooms, making private, peaceful studying convenient and accessible. Depending on living arrangement needs and budget, The Station offers a variety of apartment floor plans for residents to choose from, including three-bedroom apartments, four-bedroom apartments, five-bedroom apartments, and six-bedroom apartments. The units feature an open layout with private bedrooms, en-suite bathrooms, and Saflok electronic lock systems for ultimate privacy and superior security. To better accommodate the needs of students, The Station offers individual housing contracts for our apartments by UCF, which means added peace of mind knowing that residents are only ever responsible for their housing contract agreement. If one of your student’s roommates stops paying their share of the housing contract, your student isn’t negatively impacted. The Station, we provide residents with access to ample greenspace so their pets can run around, as well as pet stations to make clean up a breeze and cottage designs that ensure residents without pets won’t be disturbed. UCF also provides summer housing options for students with Orlando-area summer internships or those participating in summer camps or conferences.
