Sharing space with roommates isn't always ideal for creating a calm environment, making a one-bedroom the perfect fit for anyone wanting a quieter spot for studying and downtime while staying close to campus life. This article explores the benefits of choosing a one-bedroom apartment near UCF, what to look for in an apartment, and answers some frequently asked questions.

Why Choose a One-Bedroom Apartment Near UCF?

When you're searching for the perfect apartment near the University of Central Florida, a 1 bedroom can be the ideal balance of privacy, comfort, and convenience. Whether you're a student focused on your studies or a young professional balancing work and social life, a one-bedroom apartment could be the best fit for you. Here are some compelling reasons to consider a one-bedroom apartment near UCF:

  • Privacy and Personal Space: Sharing an apartment with roommates can be fun, but it's not always conducive to rest and relaxation. A one-bedroom apartment provides a dedicated space that's all yours. Whether you want a quiet place to study, watch your favorite shows, or sleep in on weekends without interruptions, having your own space makes a big difference in your daily routine.
  • A Quieter Living Environment: Student housing communities are often lively with plenty of social events and activities. If you enjoy being close to campus life but prefer peace and quiet at home, a one-bedroom apartment is a smart choice. You can stay near the action without sacrificing the tranquility you need to focus and recharge.
  • Easier to Keep Organized and Clean: With only one bedroom to maintain, it's easier to keep your space neat and organized. A one-bedroom apartment allows you to create functional spaces for studying, relaxing, and sleeping without having to compromise on shared areas. Plus, without roommates, you'll face fewer distractions, making it easier to stay on top of your tasks.
  • Independence and Flexibility: Living in a one-bedroom apartment gives you the freedom to set your own schedule and routines. You can decorate your space to fit your style, cook your favorite meals without negotiating kitchen time, and host friends whenever you want without needing to coordinate with roommates. This level of independence helps you feel more at home and in control of your environment.

Understanding Lease Agreements and Requirements

Navigating the leasing process can seem daunting, but understanding the key components will help you make informed decisions. Here's what you need to know:

  • Individual Lease: An individual lease provides each resident with their own separate lease agreement and responsibility for only his/her rental installments and applicable utility and parking charges.
  • Installments: The typical lease term is approximately 11.5 months of occupancy which coincides with the university’s academic calendar. The resident is charged a total rent amount for the contracted occupancy period. The lease agreement will reflect the total rent amount typically divided into 12 equal installments due August 1 - July 1.
  • Payment Options: Save time in the future and never miss a rental installment by setting up recurring payments. You just need a few minutes and your checking account or card info to setup payments. We accept credit cards, debit cards and ACH payments online through our Resident Portal.
  • Guarantor: The guarantor will need to sign the guaranty agreement.
  • Legal Liability to Landlord (LLL) Insurance: The community requires all residents to obtain minimum coverage of $100,000 in Legal Liability to Landlord (LLL) insurance. You have two options:
    • Option 1: Residents can purchase the policy of their choosing so long as it satisfies the minimum insurance requirements above as further described in the Required Insurance Addendum made a part of the lease.
    • Option 2: If you do not provide proof of insurance with the requisite coverage, American Campus Communities may satisfy the insurance requirement for you by placing coverage for your unit under a LLL policy as described in the Required Insurance Addendum found in your lease.

Finding Roommates (If Desired)

While you're looking for a one-bedroom for the privacy, sometimes students change their minds. If you're open to finding a roommate, even in a larger apartment, here are some options:

  • RoomSync App: Our roommate matching program is powered by RoomSync-a roommate matching app. You will have the opportunity to create a personal profile, search, filter, chat and match with other residents who will be living in the community. You decide what matters most when narrowing down your search. Want a roommate with the same major? You got it! Prefer to live with someone who goes to bed early? No problem! Looking for a roommate who enjoys college football? No sweat!
  • Preferences: You can list your preferences on your housing application, and we will do our best to place you in the unit that fits those requests.
