Unlocking Homeownership: A Guide to Freddie Mac Homebuyer Education Programs
Buying a home is often the largest and most significant investment a person will make in their lifetime. Navigating the complexities of the real estate market and the mortgage process can be daunting, especially for first-time homebuyers. Fortunately, resources like Freddie Mac's homebuyer education programs exist to equip individuals with the knowledge and confidence needed to achieve their homeownership dreams. These programs fill knowledge gaps by offering invaluable education and resources, helping buyers understand the process of buying their first home.
The Power of Homebuyer Education
Homebuyer education, also known as housing or pre-purchase counseling, is designed to prepare prospective homeowners for the purchase of a home and the responsibilities that come with homeownership. Taking the time to understand your budget, how to get approved for a mortgage, and the steps along the way to your first (or next) home is one of the best decisions you can make as a soon-to-be-homeowner. These programs cover topics from building credit, getting a loan, and maintaining homeownership.
These courses empower individuals with the knowledge they need to make informed decisions, from understanding mortgage options to navigating the intricacies of home inspections.
Freddie Mac's Commitment to Homebuyer Education
Freddie Mac recognizes the importance of informed homebuyers and offers several programs designed to meet different needs and learning preferences.

Benefits of Completing a Freddie Mac Homebuyer Education Program

- Increased Confidence: Gain a thorough understanding of the home buying process, empowering you to make informed decisions. Feeling great in your home starts with being confident about your finances.
- Eligibility for Mortgage Programs: CreditSmart Homebuyer U provides a certificate that qualifies you for HomeOne® or Home Possible® mortgages.

(You can ask your REALTOR® and lender for more information on these programs!)
- Improved Financial Literacy: Develop essential skills in budgeting, credit management, and debt reduction.
- Access to Counseling: Counseling agencies can often help identify sources of assistance.
- Meeting Requirements: All borrowers (with the exception of refinance borrowers) must complete homebuyer education prior to approval.
Integrating Homebuyer Education into Your Homebuying Journey
It is strongly encouraged taking the homebuyer education prior to signing a contract. Not only will this help you be fully informed about the process and requirements, but counseling agencies can often help identify sources of assistance. To make the most of homebuyer education, consider the following:
- Start Early: Begin your education well in advance of starting your home search.
- Consult with Professionals: Talk to state-approved mortgage lenders to make sure you understand how homebuyer education fits into your financing situation.
- Check Requirements: If you are receiving funds from another source, you must meet any requirements established by that funding source.
- Timing: Homebuyer education must be completed and a certificate issued within 12 months prior to settlement. Any courses completed to get the certificate for these downpayment assistance programs must have been within 12 months before your settlement.
Other Resources
While you’re in the process of looking for a house, your lender or REALTOR® might suggest you take a homebuyer education course. There are a few different kinds of homebuyer education courses offered by the Maryland Mortgage Program and Freddie Mac, among others, and there are even financial literacy tools for children from the Maryland Council on Economic Education.
